Autumn’s leaves are once again making their way

into the guttering on your home, and although cleaning your spouting is sometimes the last thing

you feel like doing, a little preventive maintenance

now can avoid costly repairs later.

The roof is your home's first line of defence against the elements and to do their job, gutters and downpipes must be clear of leaves and debris.

Clear gutters will help direct water away from your foundations.

Clogged gutters and downpipes restrict the flow of water and in extreme conditions cause spouting to overflow - preferably down fascias and not inside your home.

In winter pooled water can freeze and expand causing damage to spouting. Metal spouting in particular will last a lot longer if kept clean and clear of debris.

If you are not someone who likes to climb the ladder to jump up on the roof, there are plenty of maintenance companies who offer this service.

Or, if you want to reduce the frequency of cleaning, there are a variety of gutter guards on the market. Although they will lessen the number of times you will need to clean your gutters, most are not a complete solution.

Most types do the same thing - the guard is attached to, placed on or over the gutter, depending on the type you choose. As leaves and debris fall, the guard prevents them from entering the gutter but still allowing water to flow through.

If you are keen to have a go at cleaning your own gutters, you will need a ladder, your hands are best

but a small garden trowel is also good for scooping out debris, a hose to spray channels and downpipes and a gutter sealant to repair any leaks. Try to avoid leaning your ladder against the guttering, but if you have to, protect the gutter by placing a short piece of 2 by 4 inside it.

You will first need to scoop out leaves and debris. Remove downpipes if possible and hose down debris from spouting. This is the best time to check for leaks. Run a hose down and clear downpipes. Clear and check stormwater drains and/or soak holes aren’t pooling water and leaking into foundations, causing rising damp into your home.

Research has shown that an attractive exterior landscape

has the potential to add more than 10 per cent

additional value onto the worth of your home, and

increase its selling potential by up to 50 per cent.

No matter what corner of the globe your castle is located, if the exterior looks like the war-torn battlefields of Normandy during World War Two, then you have some work to do before nailing the For Sale sign to the fence.

Ideally, to get the best potential from your yard, a landscape designer should be consulted to maximise the attractiveness and value that your improvements can yield.

A landscape designer will provide professional design services plus vital experience and knowledge in the creation of unique spaces and places for people. Think beyond weeding and planting a few colourful flowers. A landscape designer will look at how the space can be best utilised, to ensure the people living there are receiving

the most out of their exterior living space.

From the material selections to the planting scheme, even the smallest choices form integral elements of the project, resulting in a carefully considered and crafted balance of hardscape and softscape elements which will work together to get the most out of every space.

However the costs involved with buying and selling houses can already be substantial, so if it is just not currently in your budget to hire a professional, there are a few things you can do yourself to increase the attractiveness of your property. It’s easy to spend far too much creating an idyllic lawn and garden, but a little ingenuity and some hard work will go a long way to keeping some green in your wallet, as well as in the garden.

The first thing you should do to avoid a costly mistake is to improve the quality and appearance of the soil in your garden. Nothing will grow in dry, cracked clay, so turn the soil, add some good quality compost, nutrients and some rich black soil to ensure that what you plant will actually grow.

No-one likes the thought or look of weeds, so after the soil is taken care of, plan to cover it up with weed-matting and then an attractive covering such as bark, wood-chip or stones. Check your bulk landscape supplier for the best deals on a trailer load of this product.

Whatever medium you choose, make sure you stick to it throughout the property for a sophisticated look, and consider utilising it in other areas, such as a path or planter boxes. Paving stones are easy to make from pour-it-yourself concrete, and can look especially attractive when set amongst river stones along a path.

For a rustic look that will add a bit of history to your landscape, consider asking for some of the rubble left from demolition sites. The shards of brick and stone can add beautiful contrast to your project, for little or no cost. Large chunks of brick or rock can be placed in gardens to fill spaces and give a natural feel to the space.

If you have gaps in your garden that drastically need filling, before forking out on new plants, talk to friends and family with fantastic gardens and see if any of them are

happy to give you clippings of their plants, or they may be re-planting and happy to give away a few treasures.

The grass is always greener on the other side. Essentially this is what a new home owner is looking for, a better lifestyle. And what better way to accentuate how fresh and attractive your home is than with lush green grass. Fertilise and treat the grass so that you have a nice green lawn, and buy lawn seed to fill out any thin spots to make the overall yard look more appealing.

With a gorgeous blooming garden, lush green grass and interesting contrasts through carefully placed rocks and timber, a few weekend improvements can create a lasting first impression on your prospective buyer.
