The Deadline Sale method is similar to an Auction and Tender except it gives the seller more flexibility.

The seller is able to consider and/or accept what they like, when they like.

The property is offered for sale, without a price, with a deadline time and date upon which offers need to be submitted (e.g. three to four weeks). However, the seller reserves the right to accept an offer at any time before that date (unless otherwise stated).

Price guides for Deadline Sale:

Usually there is no displayed price,

although at times a property may be marketed with a price guide. Prospective buyers can offer below this guide if they wish, but sellers are not obliged to accept any of the offers.

When do I make an offer :

An offer can be made (and accepted) at any time prior to the nominated time and date, on a standard ‘Sale and Purchase Agreement’ and can be withdrawn at any time prior to acceptance by the vendor. There is no requirement to attach a deposit cheque to the offer.

Sometimes the words "if not sold prior" are included in the advertising so that you understand that the property may sell before the deadline date. If these words are not included, it pays to ask your agent whether the vendor will consider offers prior to the deadline date or not, just to be sure and to avoid disappointment.

What if I want to look around a little more before making an offer?

If you like the property, it is a good idea to register your interest by letting your agent know that you are interested. That way you are guaranteed of getting a call or email if the deadline is brought forward.

Does my offer have to be cash unconditional?

No all conditional offers will be considered. However, if the vendor is to choose between a conditional offer and one with no conditions, the one with no conditions would give the vendor greater certainty of a confirmed sale. Will other buyers be told what my offer is? No offers are protected by client privacy provisions and so are not disclosed to other buyers.

Do I need to include the deposit with my offer?

No, this is not necessary in a Deadline Sale, but should your offer be accepted, ensure you have your 10% deposit ready.

Buying children's furniture to last

As most children's rooms are not very big, the furniture selected should be used in a variety of ways. So it makes sense to select items that can perform double duties, such as headboards that are also bookcases, or storage chests that function as stairs and toy chests that make great seats.

Home gardeners attending to pesky

weeds in their lawns need to be mindful of what they are spraying them with, especially

when composting lawn clippings.

Agcarm warns gardeners that it is illegal to use the herbicide clopyralid on their lawns. Clippings from grass sprayed with the herbicide should not be used for making compost, or sent to a green waste recycling depot.

Agcarm chief executive Graeme Peters said that products containing clopyralid were banned for use by

home gardeners many years ago, but composting operations are detecting residues of the chemical.

“Clopyralid products are available for agricultural weed control and commercial turf management by qualified approved handlers, but cannot be used on domestic lawns.

“There’s nothing quite like having the perfect lawn. It’s still achievable. There are many safe and effective alternatives to this chemical,” he said.

Clopyralid is in a number of products used to control broad-leafed weeds in lawns, sports grounds, golf courses, field crops and forests. It is sold under a variety of brand names, including Versatill and Archer.

Turf managers at sports fields find it particularly useful against prickly weeds and clover, and because of its low toxicity, fields can be returned to use quickly.

“It is effective and poses little threat to humans when used correctly but it can affect plants grown in composted grass clippings from lawns treated with it,” Mr Peters said.

The Environmental Protection Authority reassessed clopyralid after it was found that domestic use on lawns was affecting composting operations by both local bodies and private companies.

The reassessment resulted in requirements for the use of the

substance to be under the control of an approved handler and mandatory labelling of products which warn against use in home gardens.

A label on a typical clopyralid product states clearly ‘Not for use in home gardens’ and ‘Do not use for treating turf that will be mown and the clippings used for making compost; or made available for collection for, or deposited at, a municipal green waste recycling depot’.

If you’re not acquainted with Bella Kalolo, then you’ve not experienced New Zealand soul at its finest! This Samoan, Tongan and Maori (Ngati Porou) singer songwriter has been handpicked to work with artists as diverse as Fat Freddy’s Drop, Hollie Smith, Don McGlashan, Dave Dobbyn, Nathan Haines, Aaradhna, and the New Zealand Symphony Orchestra, to name just a few.

Bella's reputation as one of NZ’s most entertaining performers has earned her spots at Glastonbury, the City of London Festival, Diva's in Paradise, and closer to home, the 2014 Sydney Music Festival where she sang with the legendary Chaka Khan. She has also performed at the Parachute Festival and the huge Waitangi Day celebrations at Flatbush, Manukau. Bella was awarded Best Female Vocalist at the 2012 and 2014 Vodafone Pacific Music Awards.

Growing up around music set Bella on an exciting voyage sharing her talent with the world - from performing with Paraguayan Top 10 band Dos Tribus at the age of 17, to working in television (Dancing with the Stars), movies (Sione's Wedding, Matariki) and theatre (Disney's Lion King and Auckland Theatre Company’s Rocky Horror Picture Show, Hair, and Little Shop of Horrors) through to being invited on stage to sing at Soulfest last year with American soul singer, Angie Stone.

As well as much loved soul classics, Bella will sing her own compositions on this tour, and will be accompanied by two of New Zealand's finest musicians - Andy Mauafua on guitar (Aaradhna, Brooke Fraser, Annie Crummer) and, from 11 March onwards, Darren Mathiassen on drums (Shapeshifter and Hollie Smith).

Bella was a popular performer with Arts On Tour NZ in 2013. We’re proud to tour her again. Bella will be performing at the Event Centre on March 13 at 7.30pm.
