Two years into my real estate career and my life has been full of change, challenges and growth.

A new job, a baby, section sold, house sold, house bought, numerous child-related sick days, successful listings and sales, and an overseas holiday. Where has the time gone?

I’ve never been the Monday to Friday, 9 to 5 type. Instead, I prefer to work to the occasion to get the job done. In real estate I like the pressure of looming deadlines and the rush of unpredictably.

The growing demands, on my husband and I, of a curious, and fast moving, 15-month-old toddler adds its own challenges. We live each day trying to fi nd the ideal balance between home and work, It’s been a well-tuned act, trying to get established in a new career and embracing life-changing challenges as fi rst-time parents.

On a daily basis, I run a tight ship, placing all appointments into my diary - including time with my family and friends - because if it’s not in there, work appointments can easily take over.

Those who remember my time as a Guardian photographer often

ask if I’m enjoying my change of career. The answer is yes! I’ve always enjoyed people, so meeting more people and having the opportunity to sell, or help them buy their home, is a privilege. It’s a great feeling to tell a purchaser their off er is accepted, or a vendor they’ve sold.

But there are lows too, like buyers off ers not being accepted or listings going elsewhere. I have to remember it’s not personal because at the end of the day selling a house is business.

And it’s a business where fi rst impressions often count.

Selling our own house this year,

I now understand the pressures a buyer and seller go through, but when you do decide to list your property, make sure you prepare it for the market before photos are taken.

The internet is an important tool that has changed the way people view properties.

Make sure things are put away and the house and gardens are looking great.

An obvious mistake vendors make is not de-cluttering their properties prior to photos. Doing this helps show off features of your house instead of over powering the photo with personal items. You want to create a feeling of space.

Here are my simple tips for taking real estate photos: turn the lights on and open curtains. De-clutter kitchen bench tops (including tea towels on ovens), and remove clothes airers, fl oor standing rubbish bins, pet dishes, freestanding heaters, and paperwork. Straighten all cushions and bedding, and turn off televisions.

Outside: remove barbecue covers and open umbrellas on outdoor furniture settings.

Remember, it’s all about creating a warm, uncluttered atmosphere for others to enjoy.

Be playful with shades of grey

It’s easy to dismiss grey — it’s a colour reminiscent of dull

skies, rain and sleet. However, there’s so much more to grey

than negative connotations. In fact, playing up various shades of this seemingly bland colour can actually work wonders in

your homeI'd you’re contemplating home decorating ideas, it might pay to pare things back and keep it simple. Grey, in its various hues, can lend a welcome sophistication to living spaces, bedrooms and bathrooms.

Grey will match an array of furniture designs, rug patterns and accessories. This means with some simple touch-ups, you can completely reinvigorate your home without having to overhaul the entirety of your interior.

Start with the wallsIt goes without saying that you

can make dramatic changes to your home by painting the walls.

In the bedroom, consider a hue like shale grey. It is the perfect choice for bedrooms — it has a cool aesthetic that will look fantastic with pops of colour. Add vibrancy to the space

with bed linen, throws and coffee tables in shades like azure and canary walls.

In the living room, try a deeper grey that will look stunning with off-white crown molding and polished timber or concrete flooring. Or pair it with thick-pile tan carpet for a contemporary, chic aesthetic.

A stormy grey that has blue undertones is a perfect choice for a roomy bathroom. In small bathrooms, go for a shade like an ochre-hued grey, which has a warmth to it.

While the thought of painting your property’s interior spaces grey might seem bleak, things are not so black and white. There’s an impressive selection of grey hues to choose from, so you’re sure to fi nd a paint colour for every room.

Play with texturesOnce you’ve found the ideal grey

hue for your selected room, you’ll need to think about textures.

An oversize mirror with a rustic-looking wooden frame, plush cushion covers, thick, tan curtains and a glass-topped coff ee table can work together if you’ve got grey walls. Rather than making a brave

statement by painting your walls red or yellow, you can make a more subtle impact by embracing various textures.

In the bathroom, pair matte fl oor tiles with glossy shower tiles. In the bedroom, embroidered linen, a silk bed headboard, patterned ceiling-to-fl oor curtains and a mohair throw will add complexity to the space without being too dramatic. Such items can be varying shades of grey to match your walls, or you can throw a curve ball and embrace white, maroon, navy and moss.

Let the light inThere are diff erent

temperatures of paint, from buttery-warm shades to extremely clinical, cool hues. No matter which paint you choose, it’s important to let plenty of light in when you embrace grey in your home. Think about installing skylights in your living space or bathroom, or investigating the feasibility of sliding glass doors in your living room.

Freestanding lamps add personality to living rooms and bedrooms and can add much-needed light. A lamp with a polished stand will refl ect other light sources off it, while a cream lampshade lends a touch of class. You need to focus on more than the structure — be sure to pick a bulb that’s got a rich, yellow glow. This will ensure your living space retains a sense of warmth.

Halogen lights are a good option in the kitchen, particularly around your kitchen splashback and preparation area.

Bright colours such as yellow and pink add a lightness — use them sparingly to contrast against the grey, such as in vases and side tables.

Lots of lovely lettuce

If stews, pies and soups make you think of winter, then surely salads are a

symbol of summer. And while there are plenty of

vegetables like carrots, beans and beetroot that make great salads, lettuce would have to be my favourite salad ingredient.

Cos lettuce makes a great caesar salad. Great lakes or iceberg work well combined with cucumber and tomato in a classic lettuce dish. Mesclun, pear and parmesan cheese create a tasty blend. The list of lettuces available is endless and the various types of salads you can create are too.

For those who like to have a range of different lettuces on hand, try growing a hearting bundle which would contain red lettuce, buttercrunch, great lakes and cos. Otherwise simply select from the eight other types of lettuce (including Chinese) that there are available.

Order your seedlings online and have them delivered direct to your door. Alternatively, grab a bundle when you’re next at your local supermarket, garden centre or hardware store .

Once you’ve got your lettuce plants look for a well-drained and sheltered spot in the garden to grow them.

Don’t have much space? Lettuces grow great in pots and can be placed in a spot easily accessible to your kitchen.

Next, simply dig a little hole and plant each seedling around 20cm apart. Try not to overcrowd your seedlings to prevent fungal diseases.

Depending on the weather where you live, your lettuces should be ready to harvest in around four to eight weeks.

Remember, you can simply pick

the leaves off as you need them.

Got kids? Picking lettuce leaves is a great job for the kids to be in charge of at dinnertime. And, they get to pick the type of lettuce they like best.

Just remember lettuces like water. Simply put your finger in the ground up to around the first knuckle and if it feels dry you need to add some water.

Taking place on Sunday, November 22 from 11.30am to 4pm the market in only its second year, will feature over fifty stalls and promises to be a stress free relaxing way of doing your pressie hunting.

For just a gold coin entry, you too can sip on a free glass of bubbles or juice before perusing the wide array of stalls that include clothing, food, jewellery, shoes, baby products and hair accessories to name a few.

Stalls will be spread over the ground floor at the Event Centre and upstairs, so be sure to check out both floors!

This year there will also be a coffee lounge area so that you and your family can take a breather in between your shopping!

With plenty of food available including sushi you can really make a day of it but be sure to bring plenty of cash as there is no eftpos available at the Event Centre.
