A new survey has revealed that nearly half of Austral-ians have attended an
auction, but many don’t under-stand concepts such as ‘cooling off ’ periods.
A survey of more than 2000 Australians conducted by an inde-pendent research company for law fi rm Slater and Gordon found that 48 per cent of respondents said they had attended an auction in the past.
Across the country, men (54 per cent) were more likely to have attended an auction than women (41 per cent), and people in Victo-ria (60 per cent) were more likely to have attended an auction than those in Western Australia (29 per cent).

rules?to watch. 21 per cent said they had intended to bid and had sought legal advice, while nearly 15 per cent said they had intended to bid but hadn’t sought any legal advice.
Alarmingly, 42 per cent said they didn’t know that there would have been no cooling off period if they successfully bid at auction, while overall 13 per cent did not understand the term ‘cooling off period’ – a mandatory period during which the buyer can change their mind about purchas-ing the property.
Younger generations were the least likely to understand what a ‘cooling off ’ period was, with 33 per cent of 16 to 24 year olds and 18 per cent of 25 to 35 year olds saying they didn’t know.
Slater and Gordon lawyer Robert Kern said the results were concerning particularly as there
have been a number of huge auction results over the past few months and the market is starting to see auctions pick up again.
“For most people their home would be the single biggest fi nan-cial commitment they would make,” Mr Kern said.
“In jurisdictions across Australia there is no cooling off period at auction. Basically that means that you can’t change your mind and any changes you want made to the contracts have to be done before the bidding starts.
“If you’re intending to buy at auction, or even think you might, you would want to do your research properly because, once you sign on the dotted line, you’re obliged to buy that property.
Before going to an auction make sure that you do the full gamut of searches that you would do if you were buying any other property.

A n increasing number of borrowers are opting to fi x their mortgage, with fi xed rates hitting
a nine month high in November.According to the latest national
home loan approval data from Mortgage Choice, fi xed rate home loans accounted for 26.98 per cent of all loans written in November – up from 26.64 per cent recorded the month before.
Mortgage Choice spokesperson Jessica Darnbrough said while rates are currently sitting at all time lows, an increasing number of borrowers are looking for some certainty around their repay-ments.
“A growing number of borrowers are beginning to realise that while rates are low, they can’t stay this

way forever. And as such, they are looking to fi x their mortgage now while rates are sitting at histori-cally low levels,” she said.
“Furthermore, a lot of lenders slashed the interest on their suite of fi xed rate products at the end of July and we are fi nally start-ing to see the result of those rate movements coming through in our data.”
Across Australia, fi xed rates were most popular in New South Wales, with this type of product accounting for more than one third (34.13 per cent) of all loans written last month. Queensland wasn’t far behind, with fi xed rates accounting for 28.65 per cent of all loans written, while in South Australia, Victoria and Western Australia fi xed rates made up 20.23 per cent, 19.77 per cent and 16.94 per cent respectively.
But while the popularity of fi xed rates continues to grow month on month, variable rates with an ongoing discount remain the favourite choice for borrowers.
“With variable rates so low at the moment, it is no surprise to see the majority of borrowers opting for this type of product,” Ms Darnbrough said, adding that fi xed rates are also competitive.

Sometimes just a new paint job can give a room a whole new look

the season’s trends, according to paint specialist Dulux.
The company is predicting that pastels, more specifi cally soft pinks and muted mauves inspired by a soft summer sunset, will be the next colour trend to grace interiors across the local area.
Dulux colour expert Andrea Lucena-Orr said that pastels paired with neutral whites make for calm, sophisticated living areas in any reach of the home.
“Key colours for Summer are likely to be Dulux Wild Phlox and Dulux Stately Frills with accents in Dulux colours such as Mud Berry and Ellen. Layered fabrics
and soft linen accessories create a space that is fresh and inviting,” she said.
“Bed linen and soft furnishings such as cushions and fl oaty fabric draped over sunlit windows can complement these colours to create a dreamy space fi lled with subtle, shadowed colour.”
Painting the home doesn’t have to be just about using one colour, a combination of diff erent pastel colours can be used in rooms this season and they don’t have to be used on walls alone.
“Be bold and brave – don’t be afraid to use combination or contrasting colours together. With paint it’s so simple to customise your own space within the home and can be changed seasonally to complement the mood,” Ms Lucena-Orr said.
“Paint side tables and your bedhead to minimise contrast in the space. Layer fabrics and soft linens to create an inviting restful place.”
According to textile designer Bonnie Ashley, of Bonnie and Neil, any home can benefi t from a splash of colour.
“It is amazing what a piece of coloured glass or a vibrant lamp-shade can do in terms of injecting warmth and depth into a living space,” she said.

The desire to establish a political party to ensure that the profession has a strong voice in parliament is one of the major outcomes of the 2014 REINSW Industry Summit, held
last week. REINSW President Malcolm Gunning said the event was a tremendous success, with attendees engaging in deep thought and discussion about the future of the industry. “There was a major focus on the need to lift standards in the profession,” Mr Gunning said.
New dwelling approvals bounced back strongly during October 2014 following Septem-ber’s disappointing result. Total dwelling approvals rose by 11.4 per cent in seasonally-adjusted terms during October.

More Australians have given
up on the property market with triple the number of first home buyers preferring to rent than commit to a mortgage, accord-ing to new research by one of Australia’s biggest comparison websites finder.com.au.
The finder.com.au Home Loan Insights Survey of more than 1,000 Australians found that almost one in three (32 per cent) would prefer to rent than commit to buying a property. This is compared to last year’s survey where just one in 10 (10 per cent) would rather rent than buy.
There was also an increase in the number of Australians who are staying home, with 14 per cent admitting that it’s easier to live with their parents, compared with 10 per cent last year.
Michelle Hutchison, Money Expert at finder.com.au, said the low interest rates have had little impact on first home buyers.
“It has done little to renew first home buyer activity,” she said this week.
